Social Housing Development professionals (construction) required by a Housing Association based in Belfast
Your new company
The services of Hays have been retained by our client, a Housing Association based in Belfast, to recruit individuals to join their newly formed Development team for an initial period of 6 months with the possibility of further extension.
Your new role
Our client requires individuals at a range of levels (Development Officer / Senior Development Officer / Development Manager) to oversee the development process from inception to completion. These roles will be varied, and your main duties could include:
Identify areas of housing demand for social housing;
Manage early warning notices, compensation events and contract disputes in accordance with contract conditions;
Procure consultants and contractors in accordance with NI Public Procurement Policy and Public Contract Regulations;
Undertake the required due diligence to assess the viability of a development opportunity and make recommendation to purchase (including financial viability);
Produce option/economic appraisals to determine the best development opportunities;
Work with design teams, project manage the effective contact administration of schemes under construction; Attend site meetings to ensure progress of construction and review and action promptly any issues;
Assess the performance of contractors and consultants as per the Associations procedures;
Ensure schemes are community consultation compliant;
Project Manage the schemes on site in accordance with the Associations Procedures and contract conditions; Obtain and review monthly financial monitoring forms for each scheme under construction;
Engage in Project Groups Meeting as necessary for those schemes under construction to ensure efficient handover to Housing Management & Maintenance colleagues.
What you'll need to succeed
As this is a newly formed, in-house team, our client is ideally hoping to appoint individuals with local experience of working in a property development role in the social housing sector.
This should include:
Experience of managing professional consultants in accordance with appointed scope of services;
Experience of investment appraisals;
Knowledge of the NI Housing market;
Awareness of NI Planning policy;
Experience in construction management on-site;
Practical experience of being able to interpret contract/scheme building drawings.
