Property Development Manager required on a permanent basis by a charity based in Belfast
Your new company
The services of Hays have been retained by our client, a registered charity operating throughout Northern Ireland, Republic of Ireland and mainland UK, to recruit a Property Development Manager on a permanent basis.
This is a newly created position that will be based in Belfast, reporting directly to the Head of Capital Projects & Property.
Your new role
You will play a key role in overseeing the effective design and build of complex property projects to an agreed standard, timescale and budget.
You will be responsible for the design, detailed specification, procurement, planning, implementation, project management and contract administration of complex property development projects and complex refurbishment projects in addition to overseeing any compliance and associated remedial works to existing properties.
In particular you will:
Work with internal stakeholders to identify service needs;
Lead on the search and identification of new properties for purchase;
Complete feasibility studies on properties available for purchase;
Oversee the purchase or disposal of properties as required ensuring conveyancing is completed in a timely manner;
Oversee the tendering process for awarding and appointing competent building contractors;
Be the principal point of contact for administration of the delivery of major property development projects ensuring all risks are identified and managed;
Manage external design consultants, contractors and suppliers throughout complex projects in order to maximise cost effectiveness, co-ordinate and deliver good quality schemes which meet the needs of service users;
Manage budgets and accounts associated with specific projects in order to maximise cost effectiveness whilst remaining within agreed budget and complying with procurement policies;
Be responsible for ensuring significant payments to contractors have been properly scrutinised before being passed to the relevant authority for approval.
What you'll need to succeed
To be considered for this position you should meet the following criteria:
Possess a degree in an Engineering or Construction related discipline;
Demonstrate recent experience in:
Successfully delivering major property refurbishment projects;
Managing third party contractors and experts;
Additionally, you must possess a full valid driving licence and access to a form of transport.

Whilst you will be based from the Head office in Belfast, this is a very mobile role and you will largely be site based. This position comes with a competitive salary and an annual leave entitlement of 36 days.
